All, I've been poring over the numbers for a park just north of Rochester, MN and would like some other perspectives.  

The more you put out the better response u will receive but with a newbie like me wheres the best place i can start with a healthy market ?

Besides the healthy returns and low entry points, it's very satisfying to fix up a "warzone" house.

While these large purchasers might make it more difficult to find deals, overall, they bring the values up, helping under water homeowners get out of trouble and making for a more healthy market.

If property values goes down in the next few years but the property continues to maintain a healthy positive cash flow do you really care what it appraises for?

Look for someone who doesn't cut corners, who is fiscally healthy, who has built a good number of homes, and whom you can get along with over the next 6-9 months.

The basic principle of drylock is that it gets into the pores of the block and that is what makes it adhere and what makes it work.

My experience, though, is that there is really no riskless business and it is always good to have a healthy amount of equity in your business.

I see some really attractive travertine at the box store but wonder how hard that is to keep the pores clean???
