We can’t do that in too many places here in CO anymore because STR’s are now illegal lots of places but medium term (30+ days) furnished properties rent for a big premium over traditional long term, so I’ve done that on my last two projects.

Without knowing the exact location or condition of the property I can't provide exact advice, but Id looks into other rental forms such as either Medium-term furnished rentals, or rent by the room to increase the rental income.

Once you get above $2,200 - $2,500 the interest wains from locals.I've been noticing Zillow rent zestimates are starting to get skewed by furnished and short-term rentals comps.Fun fact...if you google the word askew your screen with tilt.

My 2 cents to the mix would be The ADU is the only way so far [SB 9 and 10 not withstanding] - You should be able to take the SFR and do an attached JADU up to 500 sq ft, then you can [lot size permitting and every city has its own code so do some research] another detached or even attached regular ADU - and as long as you live there as owner occupied you can live in the SFR part, rent out the ADU and JADU- the twist we do is to rent out 30+ days as a furnished rental.

If you’re trying to buy it furnished and use the STR income you’ll probably need a commercial lender or a STR specific lender.
