I feel like its under my nose.

They would rather pay through the nose in rent simply for the benefit of being able to walk to Whole Foods and blow the rest of their paycheck there.  

This email is intended for each and every investor or would-be investor on these forums who are frustrated with trying to pull probate or other information from public records:If you are frustrated by the simple act of pulling public information and trying to build a list, what are you going to do when you have an opportunity under your nose and there are problems to solve?

In their mind, they are protecting tenants...when in reality they are really only protecting a very small minority....while the other 90% have to pay through the nose who are not even from the area.

I'd be curious to know how they react when they find out that these sort of transactions ARE happening right under their noses?

THAT is the #1 thing everyone should learn from that time, NOT to wait for the golden-goose, but fact that most won't identify it even when it's right under your nose. 

Not to mention slipped on the stairs carrying a couch and fractured a bone spur on my knee that I didn't know I had.I'm really trying follow this CD set from Brian Tracy about goals and planning.

But like @J Scott said if you have done like 5 buys and he relisted 4 already then he needs to put on his big boy pants and not cut off his nose to spite his face.You indicated you now have your license and have access to the same inventory he does.  

(oh, my nostalgic nose is going bonkers!)

I don't want to go under the nose of a real estate agent at all.
