The “owners unit” occupies the 3rd and 4th floor and we would rent out the other three units, one of them being commercial.

From poopy sinks, to drywall, to flooring we dealt with a lot.

As for returning the deposit if there was clean up, hopefully you took photos of the condition of the home once it was vacant and have an itemized bill to present the former tenant. 

mainly cosmetic: stained floors, repaint, may need to replace carpet with hard wood, resurface cabnets, new shower, repatch water damage. 

We plan to let them start their maintainance and clean this month and just raise $100 MTM rent so we can both win-win.

There are things I know I will never look at doing myself: plumbing, electrical, roofing, installing hardwood flooring, bathroom remodel, and I'm sure many more! 

I had never been to any auctions and never bought any real estate, yet prevailed at the auction, buying a 17 year old brick 3 bedroom house with hardwood floors, ceramic baths, and a brand new roof. 

Have someone come in and sand the floors  and  finish them .

I got permission to 'stabilize it"--clean and fix broken things only. 

If I get the floor done, maybe I don't need to redo the floor when I sell it, right?
