Peter Sirico with Crown Lending Services emailed me about a hard money loan just last week.

I've closed all the ones I've done this with but locking it up at a good number is most important.I've even found deals by calling on for rent signs in an area and just asking if they would entertain an offer.Ask, text and email.

However, because Shellpoint has CONSISTENTLY FAILED to properly credit my accounts over and over, it is a non-stop string of emails stating I am past due, blah blah blah.

Everything is in writing & signed by tenant & landlord - no verbal promises  If they ask you to fix something, write up a work order on the spot or ask them to send you an email/text request (sneaky way to get proper email & phone #).  2.

They always want to know our lending criteria, which we discuss briefly and then email in detail after the club meeting.

Can you imagine the cost to change a light bulb?

That's how I started - renting out a spare bedroom to a roommate and I still do that because once I learned I didn't have to pay my whole mortgage it was hard to imagine paying it all myself again, haha!

The garage was open about 2 feet and had a screen in front of it so I imagine there's animals in there too.
