Can anyone point me to the best US based resource either private or commercial that does loans for international real estate purchases?

An example is a community center we sold to a private school with 15% down.

I don't know any private lenders and hard money makes me nervous since I'm a buy and hold guy and the payback isn't as cut and dry as it is on a fix and flip.
