If the moisture is being drawn through a cement slab, to do it right you will have to figure out how to eliminate the moisture.

these are spec construction... multi  development  single user commercial  some industrial and retail.there main focus is doctors dentists and other service providers.. and as well as they are starting to finance wineries in Oregon.. so I just need a little slice of their 30% being a 400 million dollar bank ( very small in bank terms) that leaves 120 mil to spread out and we run 6 to 8 million with them. so we have almost 6 % of their lending base just going to my deals...

@Brian PlajerNear the water talk to some contractors but lifespan of materials is probably 50% or normal lifeNewer homes with fiber cement siding may last longer but everything and anything near a beach needs a lot of maintenance.

You may have to work harder and think outside the box --be creative.I also assume that you are still single and no kids-- so you can live cheap for few years --no new fancy cars and no TGIFs --- Saying that --the best idea -- specially if there is no hope for job in your field in your area or if you dont want to do job -- you can stay on campus ( part time student ) or near campus --and live real cheap- and concentrate on doing some deals make cash --have a goal to have $50,000 liquid cash in three years --Next - Find Investors / Buyesr or Silent Partners first --that could be doctors, dentists, lawyers, your professors, advisors, parents, unlces, parents friends , other relatives, some rich students in your class -- Prepare a small business plan --strategy -- so you can explain and convince when you meet them.
