How much money from a loan can i reasonably expect to acquire for House Hacks/ in Las Vegas?

I’ve recently hired a contractor in Las Vegas that came highly recommended to me from a friend that is doing close to 70 flips per year.

It is a 4-plex in Las Vegas, NV, and I currently live in one unit and rehabbed and raised rents in all units. 

In Las Vegas they can A) tell you if any meter is running constantly (there’s a leak) B) the water company will cancel up to 3 months of water bills if you show them a substantial repair bill for fixing the leak, ONCE per property. 

When I was buying in Las Vegas during the recession, houses for $110k that were $300k a year earlier people were asking if I was afraid they’d keep going down from there.
