Some of the updates I want to make are built-in micro-wave, replace the tile in the kitchen and the carpeting in the living room with all porcelain tile.

Found this "Treasure" while pulling out some carpet in a bathroom.Nothing good comes from carpeting a bathroom.

New carpet, kitchen counters, appliances, and updated AC.

. $1000 on carpet/paint, and about $1500 on kitchen and bath tile, sinks, toilet, etc.

But I do have over 26 years invested in the carpet floor industry and spent a couple years doing professional custom house painting. 

Previous tenants had house dogs as do new tenants so I had no intention of replacing the carpet. 

I would feel stupid vacuuming crackers and shampooing Play-Doh out of the carpet on a brand new car, but when they're grown it'll be game-on.

The heat is in place up there, just needs to be reconnectedWe were pleasantly surprised by a quote we received today for the carpet that will be installed on the steps going from the 1st to 2nd floor and as well as in the 1st and 2nd floors bedrooms (3 total).
