The process for commercial properties is basically the same as residential properties, so it takes work.Again, echoing Dominic, a good investment is a good investment, whether you spent 8 months courting an owner to get them to sell to you, or whether it is on CBRE/Cushman/Marcus/Loopnet or any other brokerage website.  

I am hoping to view all cases among ranges of dates (i.e 2 week increments). 

It is important to keep this in mind as it might not be neccesary to go through these gyration to only find out you could take the losses regardless.

One golden rule I follow,if it takes a long time to fix/replace when it breaks, don't buy a cheap one.Imagine, this thing breaks in the middle of your peak season and the people who can come out to rebuild are 2 weeks out....It takes at least a day or two to build something like this even if you are super skilled.
