For a second I thought that a fresh round of capital has come into the space, but that was over a year old.  

I am brand new to all of this.

A designer (I'm thinking of a fresh grad architect) should be able to work with you more vs a full architect, I like giving opportunities to fresh starters to build their profile and for a cheaper price.

Does not make them a scammer just poor choice of assets and probably not nearly experienced enough in the asset class to understand what they are really like or what they are doing.. as they are brand new to the space.

These sheds are nicer than alot of houses being bought .I would live in a brand new nicely built shed ,over some of these crappy 100+ year old shacks they consider  a house. 

HD has its own in-house brand (Allure).I'm never an advocate for taking shortcuts in rehab and find it frustrating when we acquire a property which has been treated in such a manner.
