So while I do think new supply is coming into the market, it seems to be at a steady trickle.So I tend to focus a bit more on demand, and for that, mainly population (raw numbers of bodies) and employment (number of people able to pay rent or a mortgage).

I was asking other experienced multi family owners, what they use their superintendents [in a case they only take care of a small 3-15 unit buildings, and there is not much to do on a day to day basis (and obviously they have a different regular day job)And what is the price they pay for it.If you're experienced you'll know that every building can be different  for a lot of reasons, for instance when no body in that area wants to do it for the price you wanna pay etc.

Any of the following are signs of a war area.Constant sirens and helicopters.Gun fire at night.Shoes thrown over powerlines, indicates drug sales nearby.Seemingly able bodied working age people just hanging out during the day.Large number of liquor stores and check cashing stores.

It is a huge time saver when several coats are needed (fresh drywall) or in basements when painting rough walls and joists.We had someone else paint the exteriors two of our houses (he's lead certified), and he used a sprayer like ours on the body of the house, then a brush for the trim and touch up work.
