@John Hugh, Even though they are the same share holders, LLC A and LLC B are two different tax payers. 

I work at Walmart and barely make 25k/yr, so I'm looking more into creative finance at the moment. 

The market has since sky rocketed in our local area, with comps in the area for a 3/2, ~1800 sf being between $340-375k with barely any updates/upgrades.

-one of my concerns is my lack of knowledge when it comes to handy work (can barely put together a chair I ordered online) I know it’s a common concern are there are ways to offset costs from contractors, but any advice here would Be appreciated.

Make a bare minimum baseline of what the deal needs to pass or even consider it.

you're looking at at least 75-80 bucks a square foot for full gut job in the A right now. 165k for a 2 bed 1 bath, barely 1000 square ft home that requires a full gut in 30310 is a bad bad bad deal. 

The old floors are worn down to bare wood in spots. 

I know cash flow is king and it kind of messes with your head when your barely breaking even or even in the negative on a property but If your a buy and hold who has 20 to 30 years in the game like I do, who really wins in the end the cashflow team or the appreciation team.
