Tenants are good, stay for years, and likely don't make waves because the rent is cheap. 

Property A is here in San Diego and I break even with it and am mostly riding the appreciation wave right now.

I just think in the past 3-4 years you have alot of action in RE and many folks jumping onboard to ride the wave.

I started using Wave, and while it’s not strictly for real estate investors, it does act like a free version of Quickbooks and does have some nice features.
