I.e. a group that was getting 30+% returns out of a 2017 acquisition with a sale in 2019, should be looked at loosely against other sponsors with deals of similar acquisition date, as general market timing is really going to be 90% of the overall return, with the operations only accounting for a small part of the overall return.  

Consider transferring to an LLC after occupancy, keeping the due-on-sale clause in mind.This post does not create a CPA-Client relationship.

So, to stick to your agreement you should pay them 3 percent of the sales price at closing.

This year, when I listed it for sale, it got multiple offers, and we set a new record high price of $705,000 for ~800 sf.

Not many real estate agents focus on lease properties since the commission is significantly less than that of property sales.

If you went directly to the agent listing the property then ask them, and if not then ask the agent that represented you for the sale to get you the contacts for it. 

What I did was after my sale was under contract and I was down to a couple weeks from closing I started shopping seriously and had my replacement under contract a couple days before my sale closed.

My loan officer seems to believe this means that I need two separate loans, sales agreements etc...
