I would expect shoddy edging, extended time between mowing and patches of missed areas due to someone doing what is required vs what they want to do.If you buy her a lawnmower and she hates mowing it could sit there while she gives a neighbor kid $10 a week to do her part with his own "hand me down mower".

I have replanted well over 10,000 acres of ORegon Forest land and probably close to one million tree's LOL... yes we had to replant.. and yes I can walk through a timber patch and tell if there is money there or not...

@Jerry W. is correct, much of Wyoming is going through a rough patch due although so far the Cheyenne market is somewhat insulated - we feel a lot of influence from the Front Range and that appears to be quite brisk.

Sellers claiming low costs but high NOI have been sucking out the cash flow and not repairing things or just patching along so you can't count those numbers.

The seller patched things over the years instead of properly maintaining so now there are issues that have to be fixed.Rents are rising so fast in Cali that some owners have told me they fear for rent controls to be put into place in some areas.Smaller units of say a 4 unit or 8 unit I can see people self managing trying to save a buck if local.

It will vary also if you are trying to repair asphalt/ patch, redo everything etc.
