I also think looking at a local market to determine where things are heading could be gold to buy in a d neighborhood that could potentially turn into a B or even a A class in 10 years.

I'm talking more specifically what you drive around tenants/prospects and especially want to hear from those that drive nice cars to "work".And I agree I should be able to roll up in a gold plated diamond encrusted Lamborghini and it have no effect on weather or not a tenant does or should pay the rent, but some people may not look at it that way.

I invest 0% in gold.

More often than not, the people you meet are likely to be well connected in their own right...Gold....one customer can lead you to other customers.Just like follow ups...the sale is "hidden" until the 5th to 12th contact

A lot of the secondary market consists of people saying "I've got $50m and will purchase the next batch of Fannie Mae loans, paying 2% more than Fannie" -- so obviously that next batch goes into that MBS pool.That's what those people do now, but back then they decided it was more profitable to purchase crappy products than gold standard traditional Fannie. 

I have operated one of my 1-bedroom units in the city as an Airbnb for the past four years and it has literally been a gold mine.

Good examples include, a fridge with broken door shelves (sometimes just worth replacing fridge), harvest gold,  dated dishwashers!

Also, a reminder that you get no gold star for cleaning up tenant trash or mess left behind in kitchen.

A good mortgage broker is worth their weight in gold.
