Very motivated to start investing and would love to learn from local investors.

Hard part here is it doesn't sound like she's motivated to sell. 

Clearly the downside is each portfolio will not grow / compound as quickly due to lack of total focus.On the other hand / upside, if one does well  it can feed the other and if both do well that’s even better.My motivation for asking is because I am already 100% invested in stock market as I am just learning about REI.

From what I can gather, the best way to motivate new investors like you and me is to get clear on the why.I hope this non-answer helps!

I have been as nice, professional and respectful as possible throughout this situation as when I had initially met him he seemed like a highly motivated stand-up guy.

It also keeps me engaged and motivated.

Regardless of if it is, wholesaling works with motivated sellers who NEED to sell and are looking for a way out.
