@Carolyn Fuller so my ADU is located in a working class neighborhood and we are stones throw away from the delta where there are major events like the Bass Fishing annual tour and walking distance to the local stock car events.

Where fishing new wiring through the walls was too hard/costly, I've replaced it by using surface mount wiring from the breaker panel, which by using the round metal piping/conduit can look quite nice depending on the space (i.e. loft style).

After all it isn't just oil that makes this state great, its mining, tourism, military, collegiate studies, fish and wildlife, etc.

I'm not saying don't go after them but just know you have to fish with dynamite there.  

Make sure the attorney has history (ask them) with writing PSAs, not all do.You can get a standard PSA by fishing, but each situation is unique and 90% of the time the buyer crafts the PSA so you have the opportunity to protect your interests against "eventualities" that may occur.

You never know what can happen in those conversations, seriously, just talk with them and explore because the business in hand has proven you are REAL business so your in best position to fish for what could be.

You don't want to judge a fish by it's ability to climb a tree.  

Not typically at least, and for those few that do, they set the deal up under the auspices that you fail, while they are made whole.You are in a very big pond, with very big fish, trying to get a piece of a finite amount of food.

Just don't eat any fish you catch that are near the refinery.
