Some men are really uncomfortable with women as their boss,  at first I was offended, but then you just realize it's a part of life, and get thick skin.       

They routinely scan in plans without stamps, work up a materials list to quote you and stamp the plans for free if you agree to buy from them (after making some minor alterations if needed to provide their stamp).If you already know who you're going to use for framing materials, this might be your best bet.Good Luck,Chris

I've had trouble locating cost of town water and sewer bills, but the most trouble evaluating routine maintenance and cap-ex.

If you feel uncomfortable drafting the contract and escrow instructions yourself then seek legal advice.

Having said that: I do this routinely because we get the properties way lower than list price and still sell it below list price.

Hopefully, I can retain most of the advice as I move forward but I believe keeping podcasts and forums like these as part of my routine should help.
