I can see myself wanting to push to the higher end deals eventually (for stability purposes), but I would like to cut my teeth on what I can afford for now and work my way up.

@John-Delfin Skovira for the time being I'm looking around my area; Halifax, Millersburg, Dauphin, parts of Perry County until I cut my teeth and really get the hang of things, more capital available.I'd eventually like to focus more in your area, West Shore, and Hummelstown/Hershey area as I become more experienced.I just became a realtor in August to help with this new venture and it's helping me keep a pulse on potentials in my area with some of the saved searches I created.Feel free to reach out to me at any time, for anything.

Also keep in mind that if you are purchasing SFH’s or small multi-unit properties with no stairs, pools, playgrounds, or any common grounds whatsoever then there is much less chance of liability.

So I went with #2 who ended up with some student loan debt issues. those are not so worrying. tenant has been great so far. no issues whatsoever
