I can see myself wanting to push to the higher end deals eventually (for stability purposes), but I would like to cut my teeth on what I can afford for now and work my way up.

In working my flips I cut my teeth with hard money lenders and traditional lenders.

New construction in most parts of Riviera Beach would make no sense whatsoever.....which makes a vacant lot not worth much.

There are a lot of factors, but in general yes a small MHP is a good way to cut your teeth on the segment and get your head around all the aspects.  

Also keep in mind that if you are purchasing SFH’s or small multi-unit properties with no stairs, pools, playgrounds, or any common grounds whatsoever then there is much less chance of liability.

In my personal life, I have no issue with it whatsoever.
