Stessa is getting ready to move from $20 per month to $35 per month unless you pay annually.

@Tom OchiengI would reach out to a real estate attorney for specific advice on this situation since you already have one tenant who is being difficult.On a side note, when I have inherited tenants, I have been most successful when I have provided longer non-renewal notices, like 60-90 days, and offered to assist with moving costs.

The most important thing you can do in the beginning is assemble a good team. 

They accepted the offer and we closed the deal quickly so the family could move on from he property.

The current portfolio doesn't require much management, but I feel there is opportunity to grow the portfolio moving forwards. 

There are reputable companies out there, however, but I would shy away from any company that mentions turn-key.Long story short, real estate is very forgiving over time and these properties cash flow well and I was able to build a great team for future deals.
