What can I do to stop it?

Since I'm an agent I do have access to non-owner occupied properties so my challenge lies in determining cost-effective marketing strategies. 

Market risk comes more from location of property in market, access, highest and best use for property, ability to revenant property, size of market, etc. 

I know at NW we are all licensed agents and that does make a difference because we have access to resources some wholesalers we don't have and of course, litigation.... we not only want to operate ethically and morally, but there are real consequences to not. 

Make sure you clearly identify the common areas (accessible to everyone living in the unit) and the private areas (like individual bedrooms).
