I actually do not see all that much market appreciation potential over the next 5 or so years here (and likely most other markets) ... this is normal for this market, the appreciation is not linear, it happens in short rocket ride spurts usually after a soft patch; no way of really predicting with confidence when exactly that will happen but we are definitely not in a soft patch at the moment and 2012-2015 was the last rocket ride and it was a fun one :). 

In the northern section of the state there's Lake Shasta which has 365 miles of shoreline and some of the best wakeboarding, bass fishing and houseboating anywhere.

The danger is if the contingencies end, and THEN the the escrow falls through, you may lose those funds because they did not stay soft.

I might try a soft tone and time my message to be after Thanksgiving.

I looked it up and in Oklahoma, a General Contractor is not required to be licensed (which seems totally bass ackwards to me), but the subs must be.But still this 'Contractor' is acting funny....first, the demand for $1000, no breakdown or numbers, the dumpster.....just move on @Roselin G., there are plenty of good Contractors out there...

Some good news out this morning with a soft CPI print, much under where consensus was.

All our beds (not the bunk beds) have 4 pillows each. 2 firm and 2 soft with extras in the closets.

When you're talking about average costs - do you mean just straight construction costs, or are you including soft costs as well?
