We rented mainly to Silicon Valley techies and students and the location was great, but it wasn't a high-end building. 

IE our moniker is the Silicon Forest.

The smaller the better, lol.I managed a 26 unit building as a resident manager in Silicon Valley.  

That was true when I was renting units in Silicon Valley, and now as a renter in a different area of CA, they're also waaaaay wrong.Craigslist is the way to go to gauge the going rent rates.  

I managed a 26 unit building that had been built in 1906 and converted to apartments during WWII in Silicon Valley, and most of them were tiny studios.The great thing about renting out smaller units, is you have less tenants - and less kids.  

And this was in Silicon Valley with techies galore who loved their fast internet.  

Wei Wei, I did rent to quite a few tenants who were relocating to Silicon Valley (Santa Clara) for jobs or for college, sight-unseen.

Just be consistent, and if you have to deny anyone who may be a protected class, just be sure and document it.I managed a building in Silicon Valley, where there is a ton of money for fair housing testers.
