Anyway, Florida is really high right now in general but there are some pockets where you can get a decent sized almost beachfront house for 500kish. 

SFH deal with schools, jobs, paint color, yard size, etc.

Depending on the size we may partner with 1-2 people so that’s another aspect I am looking into as well.

Any thoughts on tenant screening, and what I could be doing to make sure I get good longterm tenants ?

So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?

However they don't tell you the full story.I was told, like everyone else, that the properties were "screened" ok... sure, long story short my lady who works at Tax Lien Buyers club, pressured me into buying them, saying oh, "these are the last ones, so I need you to hurry and sign them."

Depending on the size of the deal probably 2-5 points.

Some alternatives that I have considered is purchasing a single-family home, living in it for a year as a primary and then moving and renting it out, or looking for a single-family home with a decent-sized basement and converting that into a unit.

And the structure cannot be an older style with under-sized studs, beams, headers, etc.
