I did as much due diligence as I could -- double check their numbers, check schools, look at the property in Google Earth, etc.When it came time for an inspection, I got referrals from BP members on who to use.

I think I will start out focusing in my area and Midland MI where I go to school. 

One has a few duplexes almost across from the business school section of campus.

Find the most in-demand neighborhoods with the best schools and direct market to owners there or find a wholesaler to do it for you.Another option for you would be Florida if you like vacationing down there.

These folks have done a ton of deals and to me, is a less risky proposition than learning on the fly at the school of hard knocks.  

There are accredited real estate schools in every state and most larger towns, colleges and universities teach real estate, there are business courses that involve real estate as well as (and specifically) business law courses.

You just made me think of this: I don't know how little your little ones are, but last week a middle school did a field trip to the Pinball Museum.

If as investors we make bad decisions we can't run to the government to bail us out, we have to suck it up.My last comment is that, of all the things we learn in school, we are never taught how to manage money.

It's only a matter of time before the school of hard knocks teaches you about the laws and regulations here in Colorado.
