If you're young and/or open to lots of other humans in your space, then I think that rent-by-the-room model is a great cash-flow tool, but I'm too old to want to have roommates, and I certainly understand when people want some semblance of privacy.

For us we are trying to make sure each property we buy has something, and if it doesn't we'll create it, that gives us a leg up on our competition (a view, privacy, acerage, whtever) and then focus/market to that to help stay at the higher end of the rates.Mike
