Time is precious.

Hey everyone,I have a situation for a close friend who has almost a million in real estate assets + an insured jewelry store (not sure if thats counts) but made VERY low income last year.

NOI, CoC, ROI... all those things are financial metrics which can be calculated for any investment (real estate, precious metals, stocks, poker returns).Obviously the investments themselves will be quite different... mortgages, expenses, etc.

But when inevitably they can't pay, you haven't wasted precious time taking back what is technically your property.It is a much easier decision for me to file the eviction because I am being held accountable by my partners.  

They knew that anyday one of their most precious assets would be stripped away from them.

Is that affecting the amount to theft at all or is it "once a habit; always a habit" to steal semi-precious metals?

It's not so simple as for someone with a home bookkeeping service or handmade jewelry online shop, is it?

I had a passion for investing which led me to starting my own commodities fund (grains, energy, precious metals).

I've definitely done some interesting reading in the forums since I found the site last night.Ahhhh, the deep learning and perspective that comes from precious real life experience!
