Bad news is the sale is already pending after only 3 days of the house being on the market 😖 I was a little to late.

Haven't seen that yet on any I've bought, but know of pending lawsuits in my farm. 

I check the records and yes there are pending charges. 

A few I like:Pending's & Sold's last 7 days in a given area (use map, zip, whatever you like)New, Active, Pending, Sold, Cancelled, Expired < $100K back 90 days (these are usually rehab specials or vacant lots)Expired listings last 7 days in a given area

I found out that in order to find $30,000 homes that are move-in ready and don't have any code violations and are in low crime areas and where the listing agent agrees to take 20+ pictures and guarantee in writing that there are no existing or pending code violations and put my signs in the yard and the seller accepts 25-35% of list price is going to be a full-time job.

Basically you throw the previous owner a couple of bucks to stay out of the way, you are subject to the mortgage and will have to pay it off to avoid anymore accruing interest/pending foreclosure action.

Has been listed for 2months then price dropped and was pending, but funding fell through and is now back on market.

I know a few people have felt bait-and-switched, I am trying to get as much info as I can before moving forward with them on a pending transaction.

You should be able to call the building regs folks and give the address and ask if there are any violations pending with it and ask how to search for past permits on that property.
