A couple of months ago, I purchased a property using a hard money loan for $115,000.

I use apartments.com, so the money didn't end up in my account until 1/6/25.Is this considered income for 2024 or 2025? 

For property A at $900K with 4100/mo rent, would it make more financial sense to sell the property, take the proceeds and start a new investment in either stock or real estate?

And hands down the #1 violators of tenants rights (I mean legit cringe stuff) are those large communities, not investors like those who make up the majority of BP. 

For example, I mention that every adult must pay a $XX application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

Seems like access to all the APIs/data costs a significant amount of money and that it’s cheaper to use prop stream.

I put my money where my mouth is on this.We lend our own hard-earned money to local real estate investors.

Higher property taxes in Worcester, coupled with a lower average household income, make profitability more difficult to maintain.

If the return elsewhere is better, selling may make sense.

The rate and terms on the 2nd lien position if you can find one may also not make it worth the cash out.
