I'm starting to see and hear signs of interest in real estate, and anticipate that if there is an increase now that it leads to a busy spring and summer.I would like to hear from others who are localized to Colorado and just see what you gals and guys are seeing and experiencing as well.

Unless you're locking up 10 acres in a large metro where a DR Horton or KB homes might come in, thats a little less localized.

You know how to manage a property.To get started, your first steps should be getting licensed then meeting with a local RE attorney so they can help you get set up with your contracts, management and lease agreements, etc.

Here's what works for me: 1) Posting your property on Facebook Marketplace2) Craigslist3) Talk to local universities or big corporations who may need short or long term housing for their clients4) Property managers are hit or miss.

I would check your state and local regulations. 

And the best way to start networking is here on BP and attending your local REIA meetings IMO.

Make sure any renovations comply with local regulations and obtain the necessary permits if plumbing changes are involved.

The front end can sometimes be tedious to get approved by the local housing authority, but rent payments are always timely.

Tenants have come mostly by word of mouth through some local tradesman.
