I know many landlords set a credit score threshold around 580-600 for Section 8 tenants since the program provides a rental guarantee.

This goes the same for calculating rents in the area, I what to know the real data.. i.e. from the MLS, or insurance from the broker/insurance agent to make the right decision.

I tell everyone this, New York is one of the hidden gems of investing if you know how to play the New York game.

You can't really know what to do until you know who actually owns the property and if there are any pending lawsuits.
