There are buying frenzies in this area b/c of low inventory.  

There are some hard money lenders that do not require an appraisal, rates range from 7-9%, and at 65-70% LTV.

The other investors that I have worked with that have used the 1031 Exchange have found our proses and off market inventory very helpful in the transaction.  

I am unsure how to best find a source of inventory for deals.

Then, look at price range and laws/regulations and that will boil things down a little.
