My thought is that if I don't do the addendum could I reasonably expect to get my $50K back if it went to arbitration even though it says 'as is' all over the contract? 

This will take a while to calm down, the supply chain for materials has been corrected because those are controlled by a few big players who can shift inventory internationally for demand. 

What matters is any judge/arbitrator will likely believe that was the reason and may award damages.
