@Tina Ferrier  its simply a fact that the way most wholesalers and I would bet 99% of beginners go about wholesaling is not legal.and its unethical to tell people your a cash buyer when in fact you are not.. thats my point. and its basically fraud to induce them to sign a contract with you .. when the poor seller thinks you are the buyer only to find out they have been duped and the nice little buyer they were trying to help is simply using them to feather their own nest.. this is exactly what happened in guarantee it in this scenario as the OP posted it..

Originally I thought my nest step would be to get pricing for foundation and also having plumber and electrician to coordinate with the foundation guy.

I have a smart range which tells me when it's on and being used; smart door lock which tells me when it's locked and unlocked and I can let people in (or lock them out, if they're late checking out) as necessary; smart thermostat (Google Nest learning, which is an awesome thermostat), which I can limit the lower levels of cooling or upper of heating; smart ceiling fans that I can turn on, off or speed up/slow down as necessary; smart lights that I can activate or deactivate as necessary; ETC.
