It was hard paying that much because of listening to other people & reading about them finding extremely discounted properties to rehab, rent, refinance.

Even when a variable rate commission is offered, the discount is typically 1% or so, not the entire amount of the other side, as the agent needs to perform the duties for both sides of the transaction.

Ok my friend asked me about his idea  - to set up a business to offer landlords upfront payments for their future rent checks at a discount for example rent for year 12,000 - he would offer 10k.
