As with all homes, location and price range dictates demand but overall Tomball is a highly desired area with good amenities so a well-priced property will sell.  

As experienced investors, would you proceed knowing that the cash flow is there, but without the desired Cash on Cash return?  

While I was determined to return, most did not have the ability or desire to wait.  

My husband and I own a vacant lot near the riverwalk in a highly desirable (A) neighborhood in San Antonio.  

It seems like I chose a desirable area to live and around the time the reno should be done (week of Oct 2nd) I may expect to have a tenant that week or the week after.This place was bought with hard money, 20% down.

If its a desirable property and they are busy, they can blow you off.

If you could give specifics of the building (layout, e.g. 5 room 2 bed) and pricing desired I might be able to provide you with more constructive opinions. 

@Jocelyn Ahuja  A lot of East Austin is gentrifying and/or hip, desirable.

As you try to navigate through uncharted territory to find your niche, identify your desired outcome and work back from that on how you'll get there. 

The neighborhood is desirable for the area, new homes planned to be built a couple streets over, high elevation, no flooding and underground electrical (electricity is fine after the storm).
