@John Williams politicians at all levels of government are taking away landlord property rights to protect slum-tenants.We'll soon be like Ontario, Canada where they can't charge application fees or security deposits and it takes 12 months to evict a tenant.Unfortunately, landlords are too cheap to make political donations to stop the madness:(

We have ended up being the latter a couple of times in 7 years because we started off trying to be helpful, but have put policies in place to avoid it:Our rule of thumb is that you can’t be behind by more than your security deposit.  

She now has a stable job with the city and offered to pay double the security deposit if I would consider their application.

Once you are out, we will inspect to verify there's no physical damage to the rental and refund your deposit immediately.

Your experience matches my expectation.  

The cost to move is expensive between security deposits, moving costs, etc.

The seller says I can just deduct the repair cost from the tenant security deposit. 

Tell them because the check is old and the amounts don’t match you’d like to return that check to them when you receive a new check for the correct amount. 

Is it a quality that would match a legal ADU?  

Owner says rents are about $2-300 under what they could be but with the tenants being loyal and the way they are their own small community she recommends not raising rent.All 7 homes run off of 2 wells.Some differed maintenance but overall nice condition trailers range from 70s-80s model Owner says property manager/handy man lives next door and handles everything for her from maintenance to collecting and deposit rents.
