Is it normal for a contractor to charge $150 fee to inspect a property in order to give a bid/line item estimate?  

If they are fighting you on this minor item that should be standard practice, I would assume they will be a nightmare tenant and will be difficult in most scenarios.

The running stream in the atrium was a bucket list item for us.

Missing deadlines (I had an unrepped buyer miss their inspection deadline then ask for a bunch of inspection item concessions after it had passed.

I have not seen a template though.I would start with thinking about all of the actions a tenant does (e.g. parking, visitors, taking out trash, flushing the wrong items, ect.).

Whether they can offset it by deducting the 6% interest they pay to the bank depends on whether or not they itemize their personal deductions.
