@Jeremy Hua, things that are broken after we inspected the house are the shades and a window frame.

I would just poly them (which you can buy with a stain therein to make them darker if desired) and some new hardware would make them look like a million bucks.

That's why I may look into the darker colors as you stated or an espresso stained look of sortts.Either way you guys have given me a ton to think about.

And the white walls are awfully stark.Personally, I;d paint the walls a very light shade of that same aqua, and use a white on white vanity. 

If YOU do it you should clean up the mess you made.On the access issue I agree with a prior post to try your local gov'ts shade tree/environmental dept. for input.

So many shades of white out there.

But if you will not be changing the flooring, you can put a darker counter top or granite. 

The way I would handle it would be heavily shaded by my normal business practices and by the reputation and relationships I've built up in my area as a professional low-C'class andlord.My first call would be to my friends on the local police force, officers who know me. 

In a decade or so, grey will look like beige does now and we’ll be on to a new agreeable shade.
