Do you charge fees for wires/note creation/deeds or your other account fees accrued?

Perseverance can go a long way and I think there is a lot of value creation in that alone. 

Lease creation is far superior. 

For example, I use Avail which has a lease creation part of the software (with the Pro-Version).
