thanks for the input @Brie Schmidt @Henry Lazerow. even at 250k rehab, this would've been great as a normal investor to owner occupy for ~$550k all in. crazy how much difference the labor costs make rather than being the GC yourself/having connections. i assume easier said than done to get a 203k to work out and be completed in 6 months for something like this. not sure if even posssible as it seems this might be coded as a 2flat and then 550k is over the fha limit. so tough to make 203k work in chicago..this was the closest property ive seen to anything being feasible for an average joe to gut though

I have seen things that would make the average person cringe, and I have seen landlords units become totally trashed with little assistance from the PHA, landlords having their rent cut off because of some inspection issue, or even issues the tenant created for which they had zero control.I will tell you that "guaranteed rent" does not exist - the closest you will get to that is with high quality tenants not low quality and indigent tenants.

Personally, we don't even use one of the closets and both rooms are almost too large as we have a lot of empty open space that feels somewhat awkward, though it is nice not to feel cramped, don't get me wrong.I've thought about taking out one of the closest and eating into the space of both bedrooms to add a third bedroom.
