I was unaware until recently just how bad the condition of the home is until recently when I sent an appraiser over and he said it was a tear down which a couple contractors have also now told me as well.The property is historical and has a county historical marker which it received after my grandmothers passing which we were not able to place yet.

An offer is more than just a price - the seller needs to see your written offer, along with all the terms and conditions of the offer (escrow amount, financing terms, contingencies, dates, etc) in order to make an informed decision.As a listing agent, my first question would be, "Are you already working with another realtor?"

Finally something to think about, for some areas, if traditional travel is low, or sometimes to not be required to get conditional use permits (know your state laws), you can market to travelers who are longer term stayers… such as traveling nurses, corporate execs, pilots, etc.
