All we can really know is that the potential volatility is extraordinary, and it could merely be the beginning of a longer term move.That means that anyone who's not interested in taking a massive risk in exchange for massive potential reward, should be locked already.

More specifically, what I would like to do is to find some opportunities where I can (a) add value through my work, (b) have a reasonable expectation of natural cap rate compression, and (c) have a favorable risk/reward balance. 

If you're willing to spend the time and effort to figure it out, you will be rewarded beyond your imagination.

Now as far as your "contact", do you offer them a reduced rent or other type of reward for being the one that has to collect the rents?

It's a win/win with a good balance of  risk/reward.

There is work involved and in many cases you'll only come up with mortgage companies and not individuals or entities, but no work/no reward! 

Here's my nightmare:We saw an old farm house with so much charm, perfect location, in a small, peaceful farming community, and we fell in love.

There is a reward waiting at the end of the road(that's the hope at least), but wholesaling is another job.

Right now, I am very active in the Rent To Own program and find it very rewarding both from a financial perspective and helping people get into their own home.It’s a win win.

And keep looking for a much more substantial and immediately rewarding deal meanwhile.
