I would never loan my money the way you see it done with the Brokers.. they rely on 3 party appraisals and credit reports they Never or basically never even meet their client to eye ball them..

that said I have basically done what your talking about I personally could have hoarded and saved and so on and so forth .. but I chose to live in the Jet age and to me spending money on travel and experiences was as rewarding as what others are saving for to try to quit their day jobs.. but again I have been a real estate sales/broker since 18 so I have never worked for anyone anyway..

For BRRRRs, seasoning requirement would be a big hurdle as conventional generally has a 12 months seasoning now.If you're focused on building relationships, the best would be to find a reputable and reviewed lender/broker and talk to the account executives/originator.
