All I can do is hope that when you have a positive experience, you decide to  broadcast that to the world.

My first thought is that although they may be functional, for resell appeal it would be best to have these re-routed to the ceiling.

There are many forums on here and ive used the search function, but am having issues finding the exact same questions i have so i decided to post instead. 

Obviously this assumes that there aren't major infrastructure items to be addressed (ie. functioning roof, furnace, hvac, electrical, plumbing etc), but the projects that come to mine for me are painting the interior, granite counters, flooring, and prefab bathroom vanities.Anyone have their list or case studies that they care to share?

But, we serve a legitimate function in the market place.

We use Rent Manager, its not the cheapest ($75/month per user and a little more to set up) but it has a lot of functionality and I love a lot of what it does for us.

Leaving an obvious trail on title and essentially 'broadcasting' your intent by transferring this into an LLC, it will essentially defeat the purpose of the LLC anyway for you.  

Fed laws kick in borrowing funds, you become a financing conduit, a brokerage function.
