The name you select may seem minor but it matters for bank paperwork, claims that are brought, lien filings, deed recordings etc.

I know CA has a lot of rules/laws but in FL to start out I would incorporate, get EIN, get banks set up and then you are in business.  

If I'm required (by the bank) to leave 30% in the property...who is finding properties where they can make these numbers work?

We bought on foreclosure from a bank. not much negotiating because it was an auction.

And to be clear tax deeds is COMPLETELY different than land banks.

Do not expect them to be proactive in their communication when it comes to renewing leases or anything else.There have been 3 instances where accounting has messed up on my account resulting in more than or less than the normal amount being deposited into my bank account.

I’m good with having four separate bank accounts and separate filing but wanted to get feedback and thoughts on this entity structure. 

He shouldn't care if you are getting bank financing or paying in full with cash.It's normal to do a final inspection the day of closing to be sure all work orders have been completed and nothing has changed unexpectedly.The seller does not control the buyer's agent commission unless the seller is going to pay that commission.The emd should be held by an escrow company or attorney, not by some "company". 

But constantly having to have 30k in my bank account for a downpayment when I was under contract constantly for 18 months took its toll.

How easy is it to find banks/lenders that offer cash-out refinancing with short or no seasoning periods?
