'Nuf said about that...I would start by checking out your contractor licensing department with your state -- ask them how they recommend you proceed, as they may have a recovery fund or something similar, but it may require you to go through a specific process.

If you buy poorly to begin with there is no recovery.. your 30k unit once trashed and vacant will only sell for 5k to the same person you bought the home from..its a vicous cycle at that price point.
