Lease Agreements, Form 1007, or Form 1025When current lease agreements or market rents reported on Form 1007 or Form 1025 are used, the lender must calculate the rental income by multiplying the gross monthly rent(s) by 75%.

Each transaction is scheduled to close within 30 days of executed agreement.

I am focusing on trying to create systems for the future (templates of paper work, agreements ect.) 

It's for the tenant to repair if it was abused.I would try to come to an agreement with the tenant.
